In Lumo webstore you can select and rent an apartment directly by yourself online, free of charge. We don't use brokers and therefore you don't need to pay a broker's fee.
Making a tenancy agreement in the Lumo web store is a legally binding transaction. The tenancy agreement you make in the service is a fixed-term agreement for a period of six (6) months. You can also sign a fixed-term agreement of three (3) months, which makes the rent slightly higher. New buildings will always have a twelve (12) month fixed-term agreement. If both parties wish to continue the lease after the initial fixed term, the agreement will be extended as an agreement valid until further notice.
In the Lumo web store, the apartments are rented immediately online. Users must log in by using their online banking codes. A tenancy agreement can also be made in the names of two tenants.
To be eligible to make a tenancy agreement in the Lumo web store, you must have a good credit rating and be at least 18 years of age. A further requirement is that you must not have any previous arrears payable to Kojamo plc. If the tenancy agreement is made in the names of two tenants, both tenants must be over 18 years of age, at least one of them must have a good credit rating and neither may have any previous arrears to Kojamo plc. Securing a binding agreement requires accuracy of the provided data and acting in one's own name. We also reserve the right to refuse the tenancy agreement on the grounds of suspected illegal activity. Credit ratings are checked from the credit data register maintained by Suomen Asiakastieto Oy and payment history from Kojamo Group plc's customer data file. If your credit rating or payment history do not meet the previously mentioned requirements, you may submit an application for an apartment via the Lumo.fi service.
You confirm the tenancy agreement by accepting it and its terms and by paying the first month’s rent. We do not require a separate security deposit.
Payment service provider
Paytrail Oyj (2122839-7) acts as an implementer of the payment handling service and as a Payment Service Provider. Paytrail Oyj will be shown as the recipient in the invoice and Paytrail Oyj will forward the payment to the merchant.

You may be able to visit your future home as soon as on the first business day after making the tenancy agreement.
All apartments listed in the Lumo web store are covered by our satisfaction guarantee. This means you have the right to cancel the tenancy agreement at the time of the first visit to the apartment if the apartment does not correspond to the information provided in the Lumo webstore or your needs. If you decline to visit the apartment, you waive your right to cancel the tenancy agreement. We aim to arrange the visit within three business days.
The tenancy agreements made via the Lumo web store are not subject to the provisions on distance selling stipulated by Chapter 6 of the Finnish Consumer Protection Act. Even if a tenancy agreement is made online, you do not, for example, have the right to cancel the agreement within 14 days of making the agreement, as consumers generally do in the context of online shopping (Finnish Consumer Protection Act, Chapter 6.
You are required to use your online banking codes to log in to the Lumo web store. We also require your current address, e-mail address and mobile phone number. Your personal data will be stored in our customer data file. More information on the use of your personal data by Kojamo plc is available here.
Your tenancy agreement may start on the first business day after confirming the agreement, at the earliest, and it must start no later than on the 15th day of the following month. For apartments that are not yet completed or vacant, you can move in after the indicated date of completion or vacancy.

When the tenancy agreement has been confirmed, we will contact you on the next business day to make an appointment for handing over the keys and visiting the apartment.
